Before signing a lease, look beyond the advertised rent. A few minutes of checking the numbers and reading the important terms can help you avoid expensive surprises later.
Check the Real Cost
Start with the total monthly cost of rent-not just the advertised rent. The advertised or “base rent” may not be the total amount you’ll pay each month.
- Monthly rent
- Required monthly fees
- Utilities and/or services you are responsible for
Look at the Lease Terms
You don’t need to read every provision at the same depth. Focus on the terms that affect your money, your responsibilities, and your ability to leave the lease.
- Rent: What is the actual monthly amount?
- Fees: Which charges are required and when are they due:
- Repairs and Maintenance: Who is responsible for what?
- Renewal and ending the lease: What happens with the lease ends or you want to leave?
- Rules & restrictions: Are there requirements that could affect how you live in the property?
Ask Questions Before You Sign
If something is unclear, ask before signing—not after you’ve moved in. Keep important questions and answers with your rental records.
